What is a Short Sale?
A short sale is when the amount of an outstanding loan is greater than the value of the home. This may be attributed to many factors, but commonly is a result of a declining housing market.
For many homeowners, a short sale is an ideal way to prevent foreclosure or bankruptcy when a negotiation can be made with the lender to forgive the difference between what is still owed on the loan and a sales price.
How do I proceed with a short sale?
First, I do research to establish a true market value of your home, whether it is located in St Petersburg, Clearwater, Clearwater Beach, Safety Harbor, Dunedin, Largo, Seminole, Gulfport, South Pasadena, Treasure Island, St Pete Beach or any other city in Pinellas, Pasco or Hillsborough County. I will review the current conditions of the real estate market as well as the content of a seller's home to determine a realistic price for proceeding with a home short sale.
I advise any potential short sale home seller to contact your lender and inform them of the situation. Often a lender will have a specific department that handles short sales so don't hesitate to inquire about their procedures. Some lenders will be more inclined to work with you than others, possibly decreasing the amount owed or making other arrangements that can help you stay in your home and avoid having to sell. Keep in mind that your lender will ultimately have to agree to a final home sale price.
